In AI search, being seen matters less than being cited. We restructure developers' public material into AI- and search-readable, citable, sourced content — and keep it current.
Our position
Thai real-estate information is scattered across PDFs, images and multilingual channels — AI usually crawls an empty shell. We rebuild it into a form AI can retrieve and cite. We are among the earliest teams doing this systematically; a first-mover lead is kept through continuous freshness.
How we do it
- Structure: project facts and regulation points become plain HTML + Schema, each with source and verification date.
- Crawlable: real body for non-JS AI crawlers, correct robots / sitemap / hreflang, submitted to the major AI and search engines.
- Two-layer isolation: only the display / answer layer is public; the raw corpus is vaulted.
- Kept current: gazette changes targeted within 7 days; monthly citation re-testing.

AI connector (MCP) is live
Simply put: an AI assistant can query us directly, in real time, for source-linked Thai real-estate facts — instead of guessing on its own.
We package the same verified data from this site as a read-only MCP server, public at tafei.ai/mcp. An AI assistant can call it on a user’s behalf and get back facts with their official source links.
- Read-only: query only, never write; booking/lead and commercial internals are never exposed, and facts cannot be paid to change.
- Entity-only (PDPA): returns juristic entities / projects only — personal names are dropped.
- Every result carries an official source link (ONEP EIA / DBD registry / data.go.th).

Recent updates
- — 22 new answers for business owners and buyers: 14 answers for developers, condo and long-stay operators and hotels (Chinese, English, Thai) and 8 checklists for buyers and owners (Chinese, English, Russian); the existing business answers now have Thai versions. Answers on ownership, tax and rental rules stay unpublished until a licensed Thai lawyer reviews them.
- — One offer and price list across the site: The AI information service (Basic $990/year, Growth $2,400/year, Enterprise custom) and the optional brand content plans now read the same on the homepage, /pricing, the service page and the on-site advisor; the first business assessment is free. Figures on /geo and /method are now counted from the data.
- — Opened access to major AI answer engines: The site now lets GPTBot, ClaudeBot, OAI-SearchBot, ChatGPT-User, PerplexityBot and Bytespider (Doubao) read the public source layer; training-only crawlers follow a cite-but-don't-train policy.
- — Royal Lee Turquoise source page is live: Added a structured source page for Royal Lee Turquoise Community Mall in Phuket — project facts, signed tenants, images and video, each fact with its source and verification date.
- — Real-estate source pages went multilingual (zh/en/ru): The AI-source capability page added Russian with hreflang and structured data; Thai, Arabic, French, Spanish and Hindi follow.
