What should I check before choosing a condo in Phuket for a stay of a month or longer?
Check the building as much as the unit: who manages it, what its rules say about monthly tenants, and what you will pay on top of rent. Get the rent, deposit, bills and house rules into a written lease before you pay anything.
- Ask the management office (juristic person) whether monthly rentals are allowed in the building, and what its rules say about pets, guests and parties.
- Get in writing: rent, deposit and when it is returned, notice period, and how electricity and water are billed — metered rate or flat fee.
- Ask who files the TM30 address notification with Immigration for your stay, and get a copy of the receipt.
- Check the landlord is the owner or has written authority: compare the owner’s name on the unit title deed, or a signed authorisation, with the lease.
- Where a Tafei AI project page has a long-stay section, it shows qualitative availability, building rules and the date they were last verified.
